I am currently looking to purchase a house/land through a type of owner financing. The seller has no mortgage on the property as they are the deed holder. We have discussed a purchase price, down payment and a monthly payment as well as an additional annual payment to pay off the property in a mere 3.5 years. We have discussed that I will assume all maintenance of the property as if I were purchasing conventionally. There will be no option fee or length terms. The seller will maintain insurance and property tax payments in their name with the agreement that I pay them.
